You're leaving, so let's get you sold faster and for more. When your Realtor gets the listing, their next call is to me. I stage your occupied home with what you already own, so it photographs beautifully and shows buyers how the home lives. If a rug, a piece of art or a few small accessories would help, I'll tell you what to pick up. Everything else is already yours.
The Occupied Staging Protocol
- Initial consultation, $400. We start at the curb, and I record the whole walkthrough.
- The recording is transcribed and sent to you and your Realtor the same day, so everyone has the plan of action.
- I point out the details that matter most to buyers and how to fix them, and I shop your home like it's my store, finding treasures that tell its story.
- I tell you what to pack or move, and how long each task will take, so we can pick a staging day.
- Staging day, from $1,350. I stage the whole house, top to bottom, inside and out, right before your professional photos. It usually takes 4 to 7 hours.

Use the hours however we choose: shopping online or in a store, selecting paint, floors, kitchens and baths

Built-in shelves from scratch, or a new deck, with my contractor Melvin, who I've worked with for 7 years. His work is quoted separately

Staging day usually takes 4 to 7 hours. During the consultation I tell you how long your prep tasks will take, and we pick a day right before your professional photos.

Our walk-through consultation usually happens 2 weeks to a month or more before staging and listing day, which gives you plenty of time to finish the updates.
The 10 hour Design Package is $2,400 and includes the initial consultation. Contractor work by Melvin and furniture purchases are quoted separately.
Yes! You get my trade discounts when we shop for new furniture, and the savings often pay for my hours alone.
